Airbnb in Munich is allowed, but regulated: residents may let their own home to guests for up to eight weeks a year in total, and anything beyond that requires a permit from the city. For you as a guest, this means most listings are fine, but during the Wiesn (Oktoberfest) and major trade fairs it pays to look more closely and check the total price, cancellation terms and the host.
Many guests who enquire with us in Lehel have searched on Airbnb first and ask us what the difference actually is. This guide explains, from a guest’s point of view, how the platform works in Munich, what the Zweckentfremdungssatzung (the city’s bylaw against the misuse of housing) regulates, which fees apply and what alternatives there are. Information is as of October 2026; this is an overview, not legal advice.

Airbnb in Munich: how booking works
Airbnb is a platform on which private and commercial hosts offer rooms and apartments. You search by date and number of guests, see photos, reviews and house rules, and book either instantly or after sending a request. Payment is made through the platform, and the money only goes to the host after check-in.
In Munich, the range on offer stretches from a room in a period flat in Haidhausen to an apartment on the edge of the city. If you are looking for an Airbnb in Munich city centre, you will find relatively few entire homes in the old town, Lehel and Maxvorstadt, but plenty of rooms and apartments from hosts with several listings. A look at the profile shows whether someone lets privately or commercially.
Check-in and house rules
Each host decides how Airbnb check-in works: handing over the keys in person, a key box with a code or an electronic lock. The times are shown in the listing. If you are arriving late by train or plane, check in advance whether a handover after 10 pm is possible.
Read the house rules before booking. Many Munich apartments are in quiet blocks of flats, where parties and noise after 10 pm are almost always ruled out. Whether pets are allowed is also stated in the listing. Whether bed linen and towels are included is shown under “Amenities”; what else you should pack is covered in our holiday apartment packing list.
Is Airbnb legal in Munich? Misuse of housing and the rules
Munich has too little housing, so the city has a Zweckentfremdungssatzung (bylaw against the misuse of residential space). It aims to stop homes being permanently withdrawn from the rental market, for example by being used purely as holiday lets. If you need information on misuse of housing in Munich, the place to go is the Social Services Department’s housing protection unit (Fachbereich Bestandssicherung). The following information comes from its page on stadt.muenchen.de, as of October 2026.
Eight weeks a year for your own home
Anyone who lives in Munich may let their entire home to holiday guests while they are on holiday or away, for up to eight weeks in total per calendar year. That is 56 days, which can also be spread across the year. Individual rooms in your own home, such as a child’s bedroom that has become free, may be let without this limit as long as the host lives there themselves.
If residential space is used as a holiday let for more than eight weeks a year, this counts as misuse of housing. Letting a home permanently and exclusively as a holiday let is prohibited without a permit. Anyone who breaks this rule commits an administrative offence, and according to the city the fine can be up to €500,000 per offence.
Is Airbnb legal in Munich? For your own home within the eight weeks, yes; for dedicated holiday lets, only with a permit. So Airbnb is not banned in Munich, but the rules for short-term rentals are tight. Regardless of this, the host may need further permission, for example from their own landlord if they rent their home.
Registration number: planned, not yet launched
The city is preparing a registration requirement: every home offered online as a holiday let is to be registered with the Social Services Department beforehand. The host will then receive a number for that property, which must appear in the listing. According to the city’s website, however, the registration procedure does not yet exist, so there is currently no obligation (as of October 2026). For tax purposes, the platforms already report hosts’ income to the tax office; what that means for hosts is explained in our guide to holiday rental tax in Germany.
Other cities are further ahead: Hamburg has required such a housing protection number for years. Once an Airbnb registration number becomes mandatory in Munich, you as a guest will be able to see in the listing whether a home is registered with the city. Until then, your only guide is the host, the reviews and the calendar.

What the rules mean for guests
Munich’s ban on the misuse of housing is aimed at owners and landlords, not guests. You are not committing an offence if you book a home that should actually have a permit. The risk lies elsewhere: if the city identifies an illegal holiday let, the host may be forced to cancel bookings, even at short notice.
Is Airbnb safe? How to spot reputable hosts
- Pay only through the platform: if someone asks you to pay by bank transfer or cash outside the platform, you lose its protection.
- Read the reviews: lots of genuine reviews over several years are a good sign; a new profile with a stunning apartment at a rock-bottom price is not.
- Calendar open all year in a prime location: this may indicate a dedicated holiday let. Ask whether a permit is in place.
- Commercial hosts: they usually state their company name, address and tax number and issue invoices.
Airbnb scams usually follow a pattern: a link leads to a convincing copy of the platform, or the supposed host sends an email with their own bank details after your enquiry. Book and communicate only within the app or website, and Airbnb is safe enough for most trips.
If you want to play it safe with your accommodation, book one of the commercially run holiday apartments in Munich. Such providers have a fixed contact person, a postal address and clear terms for check-in and cancellation.
An apartment with a kitchen, run as a proper business
From autumn 2027 we will be letting 54 apartments at Ländstraße 6 in Lehel, each with its own kitchen, fast Wi-Fi, towels and bed linen. Check-in is available around the clock via a key safe system, and there are luggage lockers and washing machines in the building. If you are coming on business, you will find all the details on our page about serviced apartments in Munich.
Airbnb fees, deposit and cancellation
The price per night in the search results is rarely the final price. Depending on the listing, Airbnb fees include a cleaning fee set by the host, a service fee charged by the platform, and taxes. How much the Airbnb service fee is for you depends on the listing’s fee structure: sometimes the guest pays it, sometimes it is included in the host’s price.
So always compare the total price shown by the platform before you pay. The Airbnb holiday rental cleaning fee is charged once per stay and often makes short stays of one or two nights noticeably more expensive. From a week upwards it is spread out, and many hosts also offer weekly discounts.
Deposit
An Airbnb security deposit is generally not collected separately. Hosts and guests settle any damage via the platform. If someone asks for a deposit in cash or by bank transfer outside the platform before you arrive, you should be suspicious. Whether your personal liability insurance covers damage in the rented property is explained in our guide to holiday rental insurance.
Cancellation
The host sets the Airbnb cancellation policy, from flexible to strict. It is shown in the listing and in your booking confirmation. Strict terms are common during the Wiesn and major trade fairs, and an Airbnb cancellation then often costs a large part of the price. What applies legally if no terms have been agreed at all is explained in our guide to holiday rental cancellation.
If the host cancels, you get your money back. For such cases, Airbnb refers to its rules on refunds and rebooking (AirCover for guests). That helps financially, but you will not always find an equivalent apartment in Munich at the same price, least of all during Oktoberfest.
Airbnb Munich: prices during Oktoberfest and trade fairs
There are no fixed Airbnb prices in Munich; each host sets their own price and adjusts it to demand. Outside the big events, rooms and small apartments on the edge of the city are the cheapest. If you are looking for a cheap Airbnb in Munich, it is best to book outside the Wiesn and major trade fairs and compare the total price across several neighbourhoods.
Airbnb for Oktoberfest
During the Wiesn, accommodation prices rise significantly across the whole city, including on Airbnb. According to the city, Oktoberfest 2027 runs from 18 September to 3 October. If you are looking for an Airbnb in Munich for Oktoberfest, book in spring and expect strict cancellation terms. Dates, tents and getting there are covered in our guide to Oktoberfest 2027.
During Oktoberfest, pay particular attention to house rules and the number of guests. Some hosts exclude groups at this time or require a minimum stay of several nights.

Airbnb for trade fairs at Messe München
It is a similar story at major trade fairs such as BAU, bauma or EXPO REAL: prices rise and good apartments are gone months in advance. In 2027, EXPO REAL starts on 4 October, the day after the last day of Oktoberfest. Which trade fairs take place when is shown in our calendar of Messe Munich 2027 dates.
An Airbnb in Munich for a trade fair is often in Riem, Trudering or Haar, close to the exhibition centre but far from the old town. For exhibitors and visitors who need an invoice, commercial accommodation for Messe Munich is usually easier to claim on expenses.
Airbnb for business travel: invoices, check-in and cleaning
Airbnb for Business usually means using the platform for work trips. The accommodation, however, is the same as for holidaymakers, from a private room to a commercial apartment. The same questions as above therefore apply to Airbnb for business travel, just with a closer eye on receipts and a place to work.
The Airbnb invoice
After booking you receive a payment confirmation from the platform. Only a VAT-registered host can issue an invoice showing VAT for the accommodation; private hosts often cannot. If your travel expense claim requires a proper invoice, ask before booking. Which details must appear on a holiday rental invoice is shown in our guide with a template.
Check-in and cleaning
If you arrive in the evening after a day at a trade fair, you need a check-in without an appointment. Many Airbnb hosts offer key boxes, but private homes often require a personal handover. Cleaning during your stay is the exception on Airbnb; cleaning usually only takes place after you leave.
If you want to understand the difference between an aparthotel, a boarding house and a serviced apartment in more detail, the terms are explained in our guide What is an aparthotel.
Airbnb alternatives: licensed apartments with a kitchen
An alternative to Airbnb is not another platform, but a different kind of accommodation: commercially run, with a permit and fixed rules. You still stay in an apartment with a kitchen, but the provider is a business rather than a private individual. Here is an honest summary of the differences:
| Airbnb (private) | Commercial holiday apartment | Aparthotel | Serviced apartment / boarding house | |
|---|---|---|---|---|
| Kitchen | usually yes | yes | yes | yes |
| Check-in | depends on host | depends on provider, often key box | often reception | often 24/7 self check-in |
| Cleaning during stay | rarely | rarely | regularly | regularly, often weekly |
| Invoice with VAT | often not | yes | yes | yes |
| Personal touch | high | medium | low | low |
| Cancellation rules | depends on host | business’s own terms | as in a hotel | depends on provider |
Commercial holiday apartment
A commercial holiday apartment is the closest thing to an Airbnb home, and it is often even offered on the same platforms. The difference lies with the provider: they let with the necessary permits, have a business address and issue invoices. What is missing, though, is the personal touch of a lived-in home that many people like about Airbnb. How apartments and hotels compare overall is covered in our guide Hotel or holiday apartment.
Aparthotel
An aparthotel in Munich combines an apartment with a hotel: your own kitchen, linen provided, regular cleaning and usually a reception desk. You book as you would a hotel, often from one night. For families and groups who want to cook for themselves, it is a good middle ground.

Serviced apartments and boarding houses
Serviced apartments are aimed at business travellers and longer stays, with a workspace, fast Wi-Fi and often check-in without a reception desk. A boarding house is designed for stays of weeks or months and usually has weekly or monthly rates. For work and project stays, for example by tradespeople or installation teams, workers accommodation in Munich is another alternative, as it houses several people in one apartment. Commercial providers generally issue invoices showing VAT.
With a dog
On Airbnb you can filter for listings where pets are allowed. With commercial providers, it depends on the apartment category. If you are travelling with a pet, we can offer dog-friendly accommodation in Munich in Lehel on request.
Conclusion: Airbnb in Munich, yes, but keep an eye on the rules and the total price
Airbnb in Munich is allowed for your own home for up to eight weeks a year; for guests, what matters most is the total price, the cancellation terms and a reputable host. If you need certainty and an invoice for the Wiesn, a trade fair or a business trip, you will also find suitable accommodation in Munich with licensed commercial providers.
Frequently asked questions about Airbnb in Munich
Is Airbnb legal in Munich?
Yes, with conditions. According to the Social Services Department, anyone who lives in Munich may let their own home to holiday guests for up to eight weeks in total per calendar year, and individual rooms for longer, as long as they live there themselves. Letting a home permanently as a holiday let only is classed as misuse of housing without a permit and is prohibited (as of October 2026).
Is Airbnb banned in Munich?
No, not in principle. Under Munich’s Zweckentfremdungssatzung, what is prohibited is using residential space as a holiday let for more than eight weeks a year without a permit. The obligations fall on the host, not the guest.
Do holiday apartments in Munich need a registration number?
The City of Munich is preparing a registration requirement: anyone offering a home online as a holiday let will have to register it with the Social Services Department and display the number in the listing. According to the city’s website, however, the registration procedure is not yet running, so there is currently no obligation (as of October 2026).
What fees does Airbnb charge?
Depending on the listing, a cleaning fee, a platform service fee and taxes are added to the nightly rate. Who pays which share depends on the listing’s fee structure. So always compare the total price shown by the platform before you pay.
What happens if the host cancels my booking?
You get your money back, and for such cases Airbnb refers to its rules on refunds and rebooking (AirCover for guests). During the Wiesn or major trade fairs, an equivalent replacement is still hard to find, so it is worth looking at reputable, licensed options.
Will I get an invoice from Airbnb for a business trip?
You receive a payment confirmation from the platform. Only a VAT-registered host can issue an invoice showing VAT for the accommodation, and private hosts often cannot. Ask before booking if your employer requires such an invoice.
What is a good alternative to Airbnb in Munich?
Commercially run holiday apartments, aparthotels, serviced apartments and boarding houses. They also have a kitchen, work with fixed rules for check-in, cleaning and cancellation, and generally issue proper invoices.
