Renting furnished
Furnished apartments in Munich: what that actually means
A furnished apartment in Munich is a rented flat in which everything you need for daily life is already in place: bed, wardrobe, a kitchen with crockery, table and chairs, and usually internet too. You rent it for a few weeks or months and move in without any furniture of your own.
People almost always look for a flat like this when time is short. The new job starts in three weeks, the project runs until Easter, a permanent home has not been found yet. For exactly these situations, we have furnished 54 apartments in Lehel, from the 25 m² Business Apartment to the 50 m² Penthouse. If you are only staying a few nights, you will find the same apartments among our holiday apartments in Munich.

What the furnished flat already includes
If you rent a furnished apartment in Munich from us, you do not need to buy anything before moving in. The kitchen is fully equipped with a hob, fridge, pots, pans, crockery and cutlery. Cooking for yourself in the evening instead of eating out every day is no problem at all.
Bed linen and towels are ready when you arrive, and the Wi-Fi is already up and running. There are washing machines and tumble dryers in the building – so for a month-long stay, you do not need to pack thirty T-shirts.

Sleeping and working
Storage space, a proper bed and somewhere to work
Anyone who takes a furnished flat in Munich realises after the first week what really matters. A suitcase fits under any bed. A winter coat, running shoes and three shirts for the office, however, need a wardrobe. That is why our apartments have far more storage space than a hotel room.
The Business Apartment has a dedicated desk by the window. In the larger categories, many guests prefer to work at the dining table, which has plenty of room for a laptop and paperwork. The Wi-Fi is designed for video calls.
Our location
Furnished flats in Lehel, between Isartor and the Isar
Ländstraße 6, 80538 München
Lehel lies on the left bank of the Isar between the old town and the English Garden. In everyday life, that means walking to the Viktualienmarkt, reaching the central station in a few minutes on the U4 or U5, and an evening stroll along the Isar. Many furnished apartments in Munich are on the outskirts, where there is more space. Here, you live right in the city – yet on a quiet street.
U-Bahn (underground): U4, U5 (Lehel), a few minutes’ walk
S-Bahn (suburban rail): all lines on the main city-centre route, the Stammstrecke (Isartor), a few minutes’ walk
Doing the maths
Furnished or unfurnished rental in Munich?
At first glance, the empty flat is cheaper. Then come the furniture, often a kitchen too, a washing machine, the removal van and an internet contract with a long minimum term. If you only stay for a year, you pay for all of that for one year – and then have to get rid of it again.
A furnished apartment for rent in Munich therefore pays off above all if you are staying a few months or do not yet know how long. If your end date is still open, take a look at our page on temporary housing in Munich, which covers length of stay, address registration and extensions.

For one person
Furnished studio flat in Munich
The Business Apartment has 25 m², a double bed, a desk and its own kitchen. That is plenty for one person on a project or internship. For two people it gets cramped over time – then the 30 m² Superior Apartment is a better fit.
A furnished one-room flat in Munich is often what students and graduates starting their first job are looking for, usually for a semester or their probationary period. By then they have found their own place, and moving out takes an hour because there is no furniture to take along.
As a couple or with children
Furnished two-room flat in Munich
With a partner or child, sooner or later you need a door you can close. The 45 m² Family Apartment has a living area with a dining table and a separate bedroom, with room for up to four people.
The furnished two-room flat also works well for couples when one of you works from home and the other would rather not listen in on every video call. If you need even more space, take a look at the 50 m² Penthouse.

Prices
Affordable furnished flats in Munich: look at the total rent
With furnished flats, cheap and good value are not the same thing. Many listings quote a low base rent and then charge service costs, electricity, internet and final cleaning on top. If you want affordable furnished living in Munich, always ask for the total monthly rent.
With us, Wi-Fi, bed linen, towels and final cleaning are already included in the price. What you pay depends on the category, season and length of stay. The longer you stay, the less each day costs. And with your own kitchen, the most expensive item on many stays disappears: eating out every day.
Checklist
Renting a furnished flat in Munich: six questions before you sign
Before you commit, make sure these points have been clarified – ideally in writing, in the offer or the tenancy agreement.
- Total rent: What does a month cost including service charges, electricity and internet?
- Inventory: What comes with the flat, and what condition is it in?
- Deposit: How much is it, and when will you get it back?
- Term: Is there a minimum rental period, and at how much notice can you extend or move out early?
- Anmeldung (address registration): Will you receive a Wohnungsgeberbestätigung (landlord’s confirmation of residence) for the Bürgerbüro (citizens’ office)?
- Contact person: Who do you call if the heating fails in the evening?
Finding furnished accommodation in Munich at short notice is particularly difficult at the start of term, during the Wiesn (Oktoberfest) and major trade fairs. During these weeks, it pays to enquire early.

Private or professional?
Furnished flat in Munich: private landlord or professional provider?
Private offers are often a furnished sublet (Zwischenmiete): someone goes abroad for six months and lets out their flat, furniture and all. That can work well. But you will be living among someone else’s belongings, and when the dishwasher packs up, your landlord might be in Singapore.
With a professional provider, the flat is furnished for guests. There is a contract with fixed dates and someone who answers the phone. If you are only in the city briefly, we also offer flexible accommodation in Munich for individual nights.

In the building
Sauna, laundry room, lockers: what the building adds
You notice what sets a furnished flat apart from a hotel room after the second week. By then you need a washing machine, space for the weekly shop and somewhere to unwind. If you are living in a furnished flat in Munich with us, there is a small sauna cabin for up to six people in the courtyard.
Guests share the washing machines and tumble dryers in the building. On arrival and departure days, you can leave your luggage in the lockers and spend another half day exploring the city without a suitcase. We explain how our building works as a boarding house in Munich on a separate page.
Contract
What the tenancy agreement for a furnished flat should cover
Furnished flats are often let at an all-inclusive flat-rate rent (Pauschalmiete). Service charges, electricity and internet are then already included, and there is no additional bill at the end of the year. Check whether this also applies to your offer.
The contract should include an inventory. It records what is in the flat, so there is no argument over a missing glass when you move out. People often ask about the Mietpreisbremse (Germany’s rent cap). Where it applies, it generally covers furnished flats too. There is an exception for accommodation let only for temporary use. Whether that applies to a specific contract depends on the individual case.
Everyday journeys
From your furnished flat to work, university and the trade fair
If you live in Munich for a few months, you make the same journeys every day. From Ländstraße 6, most destinations can be reached on foot or with a single U-Bahn or S-Bahn line. You will not need a car in Lehel.
| Destination | Connection | Time (approx.) |
|---|---|---|
| Viktualienmarkt | on foot | 10 min |
| Marienplatz | on foot through the Isartor | 15 min |
| Central station (Hauptbahnhof) | S-Bahn from Isartor | 15 min |
| LMU main building | U4/U5 to Odeonsplatz, then U3/U6 to Universität | 15 min |
| TU Munich main campus | U4/U5 to Hauptbahnhof, then U2 to Königsplatz | 25 min |
| Messe München (Riem) | S-Bahn and U-Bahn | 35 min |
| Munich Airport | S8 direct to Isartor | 50 min |
Our tip: For stays of a month or more, the Deutschlandticket (Germany-wide public transport pass) is almost always cheaper than single tickets.
From our experience
Living in a furnished flat in Munich: tips from our experience as hosts
As hosts of holiday flats and apartments, we keep seeing the same small pitfalls. These ones are easy to avoid:
- Take photos when you move in: On your first day, walk through the flat with your phone and check everything against the inventory. It takes ten minutes and saves arguments when you move out.
- Book your Anmeldung early: If you move into a flat in Munich and have no other home in Germany, you must register your address at the Bürgerbüro (citizens’ office) within two weeks. Appointments are scarce, so book one as soon as your rental is confirmed.
- Do not forget your post: Before moving in, find out how your name gets onto the letterbox. Otherwise your bank card and tax assessment will end up back with the sender.
- Plan ahead for Sundays: Supermarkets in Munich are closed on Sundays. On Sundays, open shops are mainly found at the central station.
- Come without a car: Parking spaces in Lehel are scarce and mostly reserved for residents. The U-Bahn, S-Bahn and bike are quicker in the city centre.
