Accommodation for workers
Workers accommodation in Munich: what we mean by it
Workers accommodation in Munich means simple, furnished lodging for people who are in the city for work for a few days or weeks – on a building site, an installation job or a project.
Traditionally, that means a room with two or three beds and a shared kitchen down the corridor. We do things a little differently. At Ländstraße 6 in Lehel we let 54 apartments, each with its own fully equipped kitchen. When you close the door in the evening, you are on your own or with your colleague – not with five strangers.
Many people simply search for “contractor accommodation Munich” and end up at guesthouses on the edge of town. That can work. But if your job is in the city centre, you will get there faster from us. For holidaymakers and weekend guests, by the way, we offer the same apartments as holiday apartments in Munich.
Our apartments
Contractor apartments in Munich: six categories
Essentially, every apartment is a small self-catering flat for workers: furnished and with its own kitchen. If you are travelling alone, the Business Apartment is usually the one. For teams, Comfort, Deluxe, Family or Penthouse sleep up to four.

Self-catering
Worker accommodation with a kitchen instead of a canteen
If you need to be on site by six, you are not looking for a breakfast room in the morning. We don’t offer breakfast at all, in fact. Instead, every apartment has a fully equipped kitchen with hob, fridge, pots, pans and crockery.
In the evening you cook for yourself and pack your Brotzeit (packed lunch) for the next day. Over several weeks that saves real money. Worker accommodation with a private kitchen is rarer in Munich than you might think, as in many guesthouses all guests share one kitchenette.

Workwear
Washing machines and dryers in the building
After three days on a building shell, your work trousers smell like a building shell. That is why there are washing machines and dryers in the building for all guests to use.
Towels and bed linen are included and ready for you on arrival. So all you need to pack is your workwear and a few things for the evenings – one holdall is enough, even for a job lasting several weeks. How our building works as a boarding house in Munich for stays like these is explained on a separate page.
Our location
Worker housing in Lehel, between Isartor and the Isar
Ländstraße 6, 80538 Munich
Lehel is in the city centre on the left bank of the Isar. From here you can reach many parts of the city on a single line or with one change. Search for workers accommodation in and around Munich and you will find plenty of options on industrial estates far out of town. That makes sense if your job is out there too. If you are working in the city, worker housing in Munich with the U-Bahn on the doorstep spares you the daily rush-hour commute.
U-Bahn: U4, U5 (Lehel), a few minutes’ walk
S-Bahn: all lines on the main trunk route (Isartor), a few minutes’ walk
The location does have one catch: parking in Lehel is scarce – more on that below.
For teams
Crew accommodation: several apartments for one team
If a whole installation crew is coming, you don’t book one big dormitory with us but several apartments in the same building. Everyone has their own bed, and colleagues are just two doors away. In the morning you meet outside and head off together.
Comfort, Deluxe, Family and Penthouse each sleep up to four. Anyone who prefers to stay alone gets the Business Apartment. Just tell us in your enquiry how many people are coming and who would like to share. We will then put together crew accommodation in Munich – one apartment or several.
If the job lasts several months, have a look at our notes on temporary housing in Munich, which cover Anmeldung (address registration) and longer rental periods.

Travelling alone
A room of your own, with a proper desk
Site managers, service engineers and inspectors often travel alone, with reports to write and plans to check in the evening. For that, the 25 m² Business Apartment has a double bed, its own kitchen and a dedicated desk.
The Wi-Fi is fast enough for video calls with the office. As an apartment for workers in Munich it is our smallest category, with plenty of room for one. For two people it gets cramped over time, so the 30 m² Superior Apartment is the better choice.
Arriving
Late arrival, early departure: 24 h check-in and lockers
When you travel for an installation job, you rarely arrive at 3 pm. More often it is Sunday evening after six hours on the motorway. With 24 h safe check-in you can get into your apartment at any time, without waiting for a reception desk.
On departure day the apartment is vacated, but your shift isn’t over yet. Your bags can stay in the luggage lockers in the entrance until you set off after work. Tradespeople moving between two sites need more than a bed for the night – and that is exactly what this accommodation for tradespeople is set up for.

Prices
Cheap workers accommodation in Munich: look at the price per day
The cheapest offers are usually far out of town. Add fuel, parking fees and an hour’s drive every day, and the sums look rather different.
With us, the price depends on the category, season and length of stay. The longer you stay, the less each day costs. Wi-Fi and final cleaning are included, as are bed linen and towels. If you are after affordable worker housing in Munich, factor in the private kitchen: cooking for yourself costs a fraction of a takeaway every night.
Checklist
Booking workers accommodation: six questions to ask first
Before you book for yourself or your team, make sure these points are clear – ideally in writing in the quote.
- Total price: Are final cleaning, Wi-Fi and bed linen included, or do they cost extra?
- Beds: How many beds are in the room, and will you be sharing with strangers?
- Kitchen: Is there a private kitchen, or do all guests share one?
- Laundry: Is there a washing machine for workwear?
- Arrival: Can you check in late in the evening?
- Parking: Where can the car or van go, and what does it cost?
During major trade fairs and the Wiesn (Oktoberfest), accommodation in Munich fills up fast. If your job falls in those weeks, enquire early.

Room or apartment?
Worker’s room or worker’s apartment: the difference
A Monteurzimmer (worker’s room) is usually just a bedroom, often with several beds, and you share the kitchen and bathroom with others. A Monteurwohnung (worker’s apartment) has its own kitchen and belongs to you or your team alone for the duration of your stay. For two nights it hardly matters. From a week onwards, you really notice the difference.
Our apartments are essentially small furnished apartments in Munich with wardrobe, bed and kitchen. So if you rent contractor accommodation in Munich from us, you get more privacy than in a traditional workers’ room – though you also pay more than for a bed in a four-bed dorm.

After work
After your shift: outdoor sauna in the courtyard
After a day on the scaffolding or in a cold building shell, a bit of warmth does you good. In the courtyard there is a sauna cabin for up to six people.
That is fairly unusual for worker housing in Munich. If you are here with colleagues, you would rather sit together there in the evening than each lie on your bed with your phone.
To be honest
Coming to Lehel with a van and tools?
We have to be honest here. Parking in Lehel is scarce, and many streets are reserved for residents. You can’t simply park a van with a trailer outside the door.
Our building suits you best if the site is in the city and you can get there by U-Bahn or S-Bahn. Your tools then stay on site or in the company vehicle parked there. If you need the vehicle outside the front door every day, please sort out parking with us before you book.
If the job is far out of town, contractor accommodation closer to the site in the Munich area is often the better solution – and we will tell you so when you enquire.
Getting around
From your accommodation to the station, city centre and trade fair
From Ländstraße 6 you can reach many destinations on foot or with a single U-Bahn or S-Bahn line. The table shows typical journeys. It is best to check the exact route to your site in advance in the MVV app (Munich public transport).
| Destination | Connection | Time (approx.) |
|---|---|---|
| Viktualienmarkt | on foot | 10 min |
| Marienplatz | on foot through the Isartor gate | 15 min |
| Central Station (Hauptbahnhof) | S-Bahn from Isartor | 15 min |
| LMU main building | U4/U5 to Odeonsplatz, then U3/U6 to Universität | 15 min |
| TU Munich main campus | U4/U5 to Hauptbahnhof, then U2 to Königsplatz | 25 min |
| Messe München trade fair (Riem) | S-Bahn and U-Bahn | 35 min |
| Munich Airport | S8 direct to Isartor | 50 min |
Our tip: For jobs of a month or more, the Deutschlandticket (Germany-wide monthly travel pass) is almost always cheaper than single tickets. If you are working at the trade fair grounds in Riem, you will find more information on our page about accommodation near Messe Munich.
From experience
Workers accommodation in Munich: tips from our experience as hosts
As hosts of holiday flats and apartments, we see the same pitfalls on business stays time and again. They are easy to avoid:
- Enquire early: During major trade fairs and the Wiesn, accommodation is booked up well in advance. If you need to house a team, bear that in mind before the job schedule is fixed.
- Sort out parking beforehand: Parking spaces in Lehel are scarce. Agree before you arrive where company cars or vans can go.
- Plan ahead for Sundays: Supermarkets in Munich are closed on Sundays. If you arrive on Sunday evening, shop on the way or head to the shops at the Hauptbahnhof.
- Two sets of workwear: With a washing machine and dryer in the building, two sets you wash in turn are enough.
- Send invoice details straight away: If your company is paying, include the company name and billing address in your enquiry. It saves going back and forth.
