Serviced apartments
Serviced apartments in Munich: what they actually are
A serviced apartment in Munich is a fully furnished flat with its own kitchen that you book just like a hotel room: bed linen, towels, Wi-Fi and the final clean are included in the price, and you have one dedicated contact for any questions. You can stay for a few nights, several weeks or a number of months.
Most people looking for serviced apartments are travelling for work: a project on a client’s site, onboarding at head office, a new colleague from abroad who first needs to find their feet. For stays like these we have furnished 54 apartments in Lehel. We also let the same flats as holiday apartments in Munich, but this page covers what business travellers, project teams and HR departments want to know.
Our apartments
Serviced apartments in Munich: six categories
All six categories are furnished business apartments in Munich with their own kitchen and fast Wi-Fi. For one person on a business trip the Business Apartment is usually enough; teams often share a Family Apartment or the Penthouse.

What “serviced” means here in practice
The term sounds like a hotel, but it means something leaner. In our serviced apartments bed linen and towels are ready when you arrive, the Wi-Fi is up and running, and the final clean is included in the price. A professional housekeeping team looks after cleanliness and maintenance, and the building is managed centrally by residir GmbH.
We would rather be upfront about what we don’t offer. There is no staffed 24-hour reception – you check in via the 24h key-safe check-in. We don’t serve breakfast. Instead, every apartment has its own kitchen, and the bakery is just round the corner.

For business travellers
Business apartment in Munich with a proper workspace
Above all, a business apartment in Munich should let you put in two hours of focused work in the evening. Our Business Apartment has 25 m², a double bed, a kitchen and a proper desk by the window. That is plenty of space for one person on a business trip; for two, it gets tight over a longer stay.
The Wi-Fi is built for video calls. The larger categories have no separate desk, so most guests work at the dining table. Anyone looking for corporate apartments in Munich for several months often chooses the 30 m² Superior Apartment because it has more storage space.
Our location
Serviced apartments in Munich city centre: Lehel
Ländstraße 6, 80538 München
Lehel lies between the Old Town and the Isar, and you can reach most city-centre offices on foot or with a single line. Many serviced apartments in Munich are on business parks at the edge of the city, because building there is cheaper. Ours, by contrast, are right in the centre: in the morning you walk to Isartor, in the evening down to the Isar. Coming by car isn’t worth it – parking in the neighbourhood is scarce and mostly reserved for residents.
U-Bahn (underground): U4, U5 (Lehel), a few minutes’ walk
S-Bahn (suburban rail): all lines on the main trunk route (Isartor), a few minutes’ walk
Comparison
Serviced apartment or hotel: where the difference lies
In a hotel you get a room; in a serviced apartment you get a home. You notice it by the third evening at the latest, when you no longer fancy another restaurant. Here you cook for yourself, wash your shirts in the building and have a wardrobe that holds more than a weekend bag.
A hotel, on the other hand, offers breakfast, room service and a 24-hour reception. If you are only staying two nights, that often works well. If you are staying longer, you will appreciate your own kitchen and a calmer rhythm. Another point in favour of longer stays with us: bed linen, towels and the final clean are already included in the price.

Longer stays
Long-stay serviced apartment in Munich or furnished flat?
From around a month onwards, many guests ask whether a furnished rental flat would be cheaper. Sometimes it is. But then you have to sort out the internet contract, electricity, towels and the move-out clean yourself, and the lease usually runs for at least a few months. Anyone looking for a long-term apartment rental in Munich often ends up with contracts like these.
A long-stay apartment in Munich with us works differently: you book for exactly the period you need, Wi-Fi and the final clean are included, and the longer you stay, the lower the daily rate. Some people search for short-term living in Munich, others for a long-term apartment in Munich. If you don’t know your end date yet, our page on temporary housing in Munich has more on rental periods and the Anmeldung (address registration).
Project teams and HR
Business apartments in Munich for teams and relocation
When a team works in Munich for six weeks, it needs more than beds. It needs one enquiry, one quote and one invoice instead of five separate bookings on five credit cards. That is why companies can book our business apartments in Munich directly with us, for one person or several apartments at once.
For HR and relocation, the Family Apartment is worth a look. New employees arriving with a partner or child get a separate bedroom within 45 m² and can look for a flat without pressure. During trade fairs the apartments are booked up early – find out more on our page about accommodation near Messe Munich.

Prices
Affordable serviced apartments in Munich: how the price is made up
We don’t list fixed prices on this page because they vary with category, season and length of stay. During the Wiesn (Oktoberfest) and major trade fairs Munich is more expensive; January is much quieter. Longer stays cost less per day than a weekend.
If you want to book affordable serviced apartments in Munich, don’t just look at the nightly rate. With us, Wi-Fi, bed linen, towels and the final clean are already included. With your own kitchen you also save on what eats into a travel budget fastest on business trips: eating out every evening.
Checklist
Renting serviced apartments in Munich: what to look out for
We usually clarify these points with companies in the very first email. Ask other providers about them, too.
- What is included in the price? Wi-Fi, bed linen, towels and the final clean should not be charged extra.
- How does check-in work? Are there fixed times, or can you still get into the apartment after a late flight?
- Is there a workspace? A dining table is fine for emails, less so for eight hours a day.
- Who can you reach? Ask for a phone number for problems in the evening.
- How is billing handled? Companies need a proper invoice with all the details required for expense claims.
- How far ahead should you book? For trade fairs and the Wiesn, the earlier the better.
Some providers also use the term service apartment Munich for basic rooms without a kitchen, so it always pays to check the floor plan and amenities.

Arrival
Arriving without a reception: 24h key-safe check-in
The last flight from Hamburg lands just before eleven, and the S8 takes another 45 minutes to Isartor. At a hotel you would now be queuing at reception. With us, you take the key from the key safe and are in your apartment two minutes later.
You receive your access details before arrival. If you are in town before the apartment is ready, leave your suitcase in the luggage locker in the hallway. The same works on your departure day if your train doesn’t leave until the evening.

In the building
Sauna and laundry room: what the building adds
After a long day on a project, sometimes only warmth will do. In the courtyard there is a sauna cabin for up to six people that all guests can use. Project teams like to meet there after work.
Guests share the washing machines and dryers in the building, so a three-week stay doesn’t mean packing for three weeks. The kitchen in the apartment has a hob, fridge, crockery and a coffee machine – enough for a quick dinner as well as breakfast before your first meeting.
Booking
How companies book a business apartment in Munich
Companies wanting to rent a business apartment usually send us a short email: dates, number of guests, preferred category. We check availability and send a quote. Once you confirm, each guest receives the check-in details on their phone before arrival.
We issue the invoice to your company. If you regularly send staff to Munich, we can agree fixed terms for recurring stays. We introduce the building itself in more detail on our page about our boarding house in Munich.
A note on dates: lettings start in autumn 2027. We are already accepting enquiries for stays from then onwards.

From our experience
Tips from our experience as hosts
When you host business travellers, you see the same small mishaps again and again. These are easy to avoid:
- Send billing details in advance: include the company name, address and, if applicable, cost centre with your enquiry. That way the invoice is right first time.
- Let us know about a late arrival: check-in works around the clock, but a quick message still helps if you won’t arrive until after midnight.
- Plan ahead for Sundays: supermarkets in Munich are closed on Sundays. You will find shops that are open mainly at Hauptbahnhof.
- Block trade fair dates early: for major trade fairs, city-centre apartments are scarce months in advance.
- Plan without a car: in the city centre the U-Bahn and S-Bahn are faster than any hunt for a parking space in Lehel.
