The concept

What is a boarding house in Munich?

A boarding house in Munich is a building with furnished apartments that you rent for a few nights or for several months. You live as you would in your own flat with a kitchen, but get bed linen, towels and cleaning as you would in a hotel.

Our building is at Ländstraße 6 in Lehel, where we are currently furnishing 54 apartments, from the 25 m² Business Apartment to the 50 m² Penthouse. If you are only coming for the weekend, take a look at our holiday apartments in Munich. This page explains how a boarding house works and who it suits.

Meaning and origin

Boarding house: meaning and definition

The word board here refers to meals, as in “bed and board”. A boarding house was originally a house where you rented a room with meals for an extended period. In German, “Logierhaus” or “Pension” comes closest. From the start it was intended as long-term accommodation, for example for workers, students or people new to a city.

Today, the term – often spelt “Boardinghouse” in Germany – describes something between a hotel and a rented flat. Ask what a boarding house is and you will usually hear: a building with furnished apartments, a private kitchen and hotel-style service, rented by the day, week or month. Meals are rarely included any more – and not with us either: we don’t offer breakfast, but every apartment has its own kitchen.

Day to day

How our boarding house works

We do not have a reception staffed around the clock. That is the biggest difference from a hotel, and we would rather say so up front. You check in via a 24 h safe check-in: before you arrive, you receive a code to collect your key. It works even if your flight is three hours late.

There is still a team behind the building. The boarding house in Munich is managed centrally by us as the operator, residir GmbH. Our housekeeping team takes care of cleaning and laundry, and if you have questions you can reach us by phone or email. On arrival and departure day you can leave your luggage in lockers in the hallway.

Our location

Boarding house in Munich city centre: in Lehel, between Isartor and the Isar

Ländstraße 6, 80538 Munich

Anyone looking for a boarding house in Munich city centre often ends up far out of town, because that is where the big properties are. Our building is in Lehel, on the left bank of the Isar between the Old Town and the English Garden. You can walk to the Viktualienmarkt, and the U4 or U5 gets you to the Hauptbahnhof (central station) in a few minutes. You won’t need a car here – it is more of a drawback. Parking in Lehel is scarce and mostly reserved for residents.

U-Bahn: U4, U5 (Lehel), a few minutes’ walk
S-Bahn: all lines on the main trunk route (Isartor), a few minutes’ walk

The building and the street

Ländstraße: where the rafts used to land

Our street takes its name from the “Lände” (landing stage). Until the 19th century, rafts from the Isarwinkel region moored here on the Isar. They brought timber and goods into the city, and around the landing stage cargo was unloaded and traded.

The street has officially been called Ländstraße since 1893. Little remains of the raftsmen today, but the Isar is still just a short stroll away – a lovely address for a Munich boarding house: right in the city, yet on a quiet street.

How it compares

Boarding house, hotel or aparthotel?

In a hotel you get a room, a breakfast buffet and a 24-hour reception. In a boarding house you get more space and your own kitchen, without paying for services you don’t use. Stay longer than a few days and you will notice the difference – at the latest when you open the fridge.

The lines are blurred. An aparthotel in Munich is closer to a hotel, often with a lobby and bar. Serviced apartments in Munich are aimed more at companies and longer stays. Ours is a classic boarding house: apartments with kitchens, housekeeping and a dedicated contact, but without the hotel machinery.

Short or long

Long stay apartments in Munich

On average, guests stay with us for about two and a half days – business trips, trade fair visits, a long weekend. But you can just as easily stay for weeks or months, as a long stay in Munich during a project or until you have found a flat of your own.

For long stays, the washing machines in the building, the storage space and your own kitchen all count in our favour. If you are planning six months or more anyway, you should also consider furnished apartments in Munich with a standard tenancy agreement. We are happy to talk through which suits you better on the phone.

Prices

Boarding house in Munich: prices and costs

We don’t have a fixed price list. What an apartment costs depends on the category, season and length of stay. During the Wiesn (Oktoberfest) and major trade fairs Munich is expensive; in January it is much cheaper. The longer you stay, the less you pay per night.

Final cleaning and Wi-Fi are included in our price, as are towels and bed linen. Keep an eye on this when comparing, as some providers charge extra for exactly these items. What really makes a boarding house in Munich affordable is the private kitchen. If you cook for yourself morning and evening, over a week you will quickly save more than the difference in room rate.

Checklist

How to spot a good boarding house

“What exactly is a boarding house?” Every provider gives a slightly different answer, as the term is not protected. So it is worth asking before you book:

  1. Total price: Are final cleaning, Wi-Fi and linen included?
  2. Check-in: How do you get your key late in the evening?
  3. Contact: Who can you reach if something isn’t working?
  4. Kitchen: Is it fully equipped or just a kitchenette with a microwave?
  5. Cleaning: How often does housekeeping come during longer stays?
  6. Laundry: Are there washing machines in the building?

For our building, we are happy to answer these questions in writing in our quote.

In the building

Outdoor sauna and laundry room for all guests

In the courtyard there is a rectangular sauna cabin for up to six people. After a day at a trade fair or a week of project work, for many guests it is the reason not to head back into town in the evening.

Some people look specifically for a boarding house in Munich with a gym and sauna. We don’t have a gym, but we do have the sauna – and for a run, the Isar is closer than any gym anyway. In the laundry room there are washing machines and dryers for all guests to use.

From experience

Tips from our experience as hosts

As hosts of holiday flats and apartments, we see the same small pitfalls time and again. These are easy to avoid:

  • Tell us your arrival time: We send the safe check-in code before you arrive. Check the day before that the message has reached you – including your spam folder.
  • Come without a car: Parking in Lehel is difficult. By S-Bahn or U-Bahn you will get here faster and save yourself hunting for a space.
  • Shop on Saturday: Supermarkets in Munich are closed on Sundays. Shop on Saturday and you can enjoy a relaxed home-made breakfast on Sunday.
  • Don’t drag your luggage around: On departure day your case fits in a locker, leaving you half a day for the city.
  • Enquire early: During the Wiesn and major trade fairs, Munich is booked up weeks in advance.
