Trade fair accommodation
Accommodation for Messe Munich: what we offer
Accommodation near Messe Munich (Munich’s trade fair centre) means a bed for the nights around your trade fair dates – whether a hotel room, a guesthouse or an apartment. We offer the third option: 54 furnished apartments with their own kitchen at Ländstraße 6 in Lehel.
We are not a hotel. There is no reception with a breakfast buffet – instead you get more space, a desk and a kitchen. Nor are we right next to the fair: the exhibition grounds in Riem are about 35 minutes away by S-Bahn and U-Bahn, but in the evening you are staying in the city centre. If you are coming to Munich without a trade fair, you will find the same apartments among our holiday apartments in Munich.
Our apartments

Hotel or apartment
A hotel near Messe Munich or an apartment in town?
Many people start by searching for a “hotel near Messe Munich” and end up at the hotels right in Riem. The advantage is obvious: a short walk to the hall. In the evening, though, you are stuck on a business park, and for major fairs those rooms are often gone months in advance.
With us, the morning commute is a little longer, but the evening one is shorter. From Lehel you can walk to the Isar or along the Tal instead of heading back into town after a day at the fair. And you have a kitchen, a table for your paperwork and a wardrobe that holds more than one jacket. If you are looking for the comfort of an aparthotel in Munich with your own kitchen, you have come to the right place.

Preparation and follow-up
A desk for your trade fair week
Trade fair days rarely end at 6 pm. Leads need to go into the CRM, the quote for this afternoon’s customer has to go out today, and there is a stand briefing first thing tomorrow. In a hotel room, all that often happens perched on the edge of the bed.
The Business Apartment has a dedicated desk by the window. In the larger apartments, teams prefer to work at the dining table, which has room for four laptops side by side. The fast Wi-Fi handles video calls with the office, and you make your coffee in your own kitchen.
Our location
Location: in Lehel, with direct rail links towards the fair
Ländstraße 6, 80538 Munich
Lehel lies between Isartor and the Isar, on the edge of the Old Town. Lehel U-Bahn station (U4, U5) and the S-Bahn at Isartor are each just a few minutes’ walk away. By S-Bahn and U-Bahn you reach Messe München in Riem in around 35 minutes, and the S8 runs from the airport to Isartor without changing.
So we are not accommodation right at the fair. If every minute counts in the morning – say, for stand build-up from 6 am – factor that in. For visitors who want to be in the hall by nine, leaving around eight is enough.
The trade fair morning
From Lehel to Messe München in Riem
A typical morning with us: suit out of the wardrobe, breakfast in your own kitchen, then a few minutes’ walk to the S-Bahn at Isartor. With one change to the U-Bahn, you are at the fair in about 35 minutes. Check beforehand which entrance is closest to your hall.
If you find a hotel near Messe Munich in Riem, you save yourself this journey. But during fair weeks you will often pay considerably more per night and have little choice in the evening. In Lehel, restaurants, beer gardens and the Isar are right on your doorstep. The route to the ICM, the congress centre on the exhibition grounds, is the same.

Exhibitors and stand builders
Accommodation for exhibitors and trade fair teams
Exhibitors rarely travel alone. A stand needs sales staff, technicians and often a build-up crew who arrive days in advance. With us, you can combine several apartments in one enquiry. Everyone then stays in the same building, and you all set off together in the morning.
The Family Apartment has a separate bedroom and a dining table for four. In the evening you can cook there and talk through the next day, rather than everyone heading off to restaurants on their own. For your expenses, your company receives an invoice from residir GmbH.
Prices
Staying for Messe Munich: prices and when to book
During major fairs, prices in Munich go up – and that applies to almost all accommodation. If you are looking for an affordable Messe Munich hotel, enquire early. For fairs such as bauma, good rooms are often taken well in advance.
With us, the price depends on the category, season and length of stay. Wi-Fi, bed linen, towels and final cleaning are included. Breakfast is not – but with your own kitchen it hardly costs anything anyway, and an apartment for two colleagues often costs less than two single rooms.

Departure day
On the last day of the fair: suitcase in the locker
The last day of a fair has one problem: check-out in the morning, flight in the evening. Many people end up dragging their suitcase round the hall. With us, it goes into a luggage locker in the building.
You head to the fair with just your laptop bag, collect your case in the afternoon and take the S8 from Isartor straight to the airport. It works the other way round too, if you arrive in the morning and your apartment is not ready yet.
Checklist
Booking accommodation for Messe Munich: five questions to ask first
Our guests almost always ask us the same things before booking. Clarify these points with any trade fair accommodation, wherever you stay:
- Journey time to the hall: How long does it really take in the morning, including walking and changes?
- Late arrival: Can you still get into the room or apartment after 10 pm?
- Workspace: Is there a table where you can sit at your laptop for two hours?
- Luggage on departure day: Where does your case go between check-out and your flight?
- Cancellation: What happens if your stand ends up smaller and two colleagues stay at home?
Search for a “Messe Munich hotel” and you will get a huge number of results. These five questions help you narrow them down quickly.

After the fair
After eight hours on the stand: sauna in the courtyard
After a whole day standing and talking, what you mostly want in the evening is peace and quiet. In the courtyard there is a sauna cabin for up to six people – plenty for a trade fair team.
If you would rather get out, the Isar is two minutes away. You can walk to the Old Town with the Viktualienmarkt and Marienplatz. An evening in the city is not a separate outing – it is on your way home.

Facilities
Holiday apartment for Messe Munich: what’s in the apartment
Every apartment has a fully equipped kitchen with hob, fridge, pots, pans and crockery. Bed linen and towels are ready for you on arrival. For a trade fair week including build-up and dismantling, there are washing machines and dryers in the building.
That is what sets us apart from a hotel room. Essentially, it is one of our serviced apartments in Munich: furnished and cleaned, but with the space of a small flat. If you combine your trade fair stay with a few days’ holiday, you will notice the difference by day three.
Trade fair calendar
bauma, ISPO, IFAT: when the city is full
Munich hosts some of Europe’s largest trade fairs, such as bauma, ISPO and IFAT. During those weeks, hotels are scarce across the whole city, not just near the fair. Anyone looking for a hotel or accommodation for bauma soon notices it in the prices and minimum stays.
Our practical advice: enquire as soon as your trade fair dates are fixed. You can already do so with us, even though lettings only start in autumn 2027. For trips unrelated to a fair, you will find more accommodation in Munich on our overview page.
Getting to the fair
Messe Munich: getting there and journey times from Lehel
These are the routes our trade fair guests use most often. You won’t need a car – parking in Lehel is scarce anyway.
| Destination | Connection | Time (approx.) |
|---|---|---|
| Messe München trade fair (Riem) | S-Bahn from Isartor, then U-Bahn | 35 min |
| ICM – International Congress Center | S-Bahn from Isartor, then U-Bahn | 35 min |
| Munich Airport | S8 direct to Isartor | 50 min |
| Central Station (Hauptbahnhof) | S-Bahn from Isartor | 15 min |
| Marienplatz | on foot through the Isartor gate | 15 min |
Our tip: During fairs, trains towards Riem are packed in the morning. Leave ten minutes earlier and you will usually still get a seat.
From experience
Staying for a trade fair: tips from our experience as hosts
As hosts of holiday flats and apartments, we see trade fair guests trip over the same small hurdles time and again:
- Check the entrance: The fair has several entrances at different stops. The evening before, check which one is closest to your hall.
- Check your ticket first: For many fairs, travel on the MVV network is included in the fair ticket. Ask the organiser before you buy a day ticket.
- Shopping on arrival day: Supermarkets in Munich are closed on Sundays. If you arrive on a Sunday, shop at the Hauptbahnhof or bring breakfast with you.
- Let us know if you arrive late: With 24 h safe check-in you can get into the apartment even after midnight. Still, drop us a quick line so your access details are ready in time.
- Allocate rooms early: If you are coming with five colleagues, decide beforehand who shares with whom. It saves debates in the stairwell on arrival night.
