Hotel and apartment in one
What is an aparthotel in Munich?
An aparthotel in Munich is a cross between a hotel and an apartment: you book from one night as you would at a hotel, but stay in a small flat with its own kitchen, a dining table and more space than a hotel room.
Our house is at Ländstraße 6 in Lehel, between the Isartor and the Isar. This is where we are fitting out 54 apartments, from the 25 m² Business Apartment to the 50 m² Penthouse. They are designed for city-breakers, business travellers, couples and families staying a few days – on average, our guests stay about two and a half days. If you would rather look for a classic holiday apartment in Munich, you will find the same apartments on our homepage.
A few things up front so you know what to expect. We do not have a reception staffed around the clock; you check in via a 24 h safe check-in. There is also no breakfast buffet or restaurant in the building – instead, every apartment has a fully equipped kitchen.

What sets an aparthotel apart from a traditional hotel
Many people simply type “hotel apartments Munich” or “Munich apartment hotel” into Google and mean exactly this: a room with a kitchen. In a hotel you get a bed, a bathroom and perhaps a kettle. In an apartment hotel in Munich you also get a kitchen with a hob, fridge, pots and pans and crockery.
The second difference is space. Our smallest apartment measures 25 m². Your suitcase does not have to sit on the bed, and two of you can sit comfortably at the dining table in the evening.
And then there is the welcome. Instead of a reception desk, we have a self check-in that works day and night. If you land late, you do not have to wait for anyone. If you expect personal service at a front desk, a traditional hotel will suit you better.

Aparthotel or holiday apartment
And what sets an aparthotel apart from a private holiday rental?
A private holiday rental is often the home of a landlord who happens to be away. That can be charming. But it can also mean half-empty kitchen cupboards, a key under the flowerpot and nobody to call when the heating packs up.
At our aparthotel, all 54 units are furnished to the same standard. Towels and bed linen are ready for you, final cleaning is included in the price, and you have a dedicated contact person. In other words, you live as you would in a holiday apartment, but with the processes of a hotel.
Our location
Aparthotel Munich city centre: in Lehel between the Isartor and the Isar
Ländstraße 6, 80538 München
Lehel borders directly on the old town. The Viktualienmarkt is a ten-minute walk, Marienplatz a quarter of an hour through the Isartor. In the evening you are on the banks of the Isar in two minutes. If you are searching for an “apartment hotel near Isartor in Munich”, you are in the right place. And the street itself is quieter than you would expect so close to the old town.
To be honest: Lehel is hard work by car. On-street parking is scarce and often reserved for residents. The U-Bahn and S-Bahn, on the other hand, are just around the corner.
U-Bahn (underground): U4, U5 (Lehel), a few minutes’ walk
S-Bahn (suburban rail): all lines on the main city-centre route (Isartor), a few minutes’ walk

Arriving
Self check-in instead of reception: how to arrive
Before you arrive, we send you all the information for the 24 h safe check-in. You collect the key yourself, whenever your train gets in. It works at 2 pm just as well as at midnight.
If you reach the city before your apartment is ready, lock your suitcase in one of the luggage lockers in the building. The same works on departure day if your flight does not leave until the evening.
For business travellers
Apartment hotel in Munich for business trips
On a business trip, the evening is often the most tiring part: another restaurant, another hotel bar. In an apartment hotel in Munich you simply cook yourself something quick and then sit down at your laptop again.
The Business Apartment has a proper workspace by the window, and the Wi-Fi is fast enough for video calls. For your expenses you receive an invoice from residir GmbH.
If you are in town for several weeks, our serviced apartments in Munich are a better fit. They focus on longer stays and corporate clients.

For families and couples
Aparthotel in Munich with children or for two
With children, a hotel room quickly becomes too small. The Family Apartment gives you 45 m² for up to four people, a dining table and a kitchen for breakfast and supper. A Brezn (Bavarian pretzel) from the bakery tastes better at your own table anyway.
Couples usually book the Comfort, Superior or Deluxe Apartment. That is plenty of space for a weekend city break, and after a day at the museums it is nice not to be living off a hotel corridor.
Prices
How much does an aparthotel in Munich cost?
We cannot give one fixed price for all dates. It depends on the category, the season and how long you stay. Longer stays work out cheaper per day than a single night.
Wi-Fi and final cleaning are included in the price, as are towels and bed linen. The kitchen saves money above all over several days: making your own breakfast and dinner costs considerably less in Munich than eating out twice a day.
During trade fairs and the Wiesn (Oktoberfest) the city is packed. If you want to come then, it is best to enquire early.

At a glance
Hotel, aparthotel or holiday apartment: which suits your trip?
Anyone searching for a “Munich aparthotel” or an “apart hotel in Munich” is usually comparing it with two alternatives. The table shows the typical differences. Individual properties may of course differ.
| Hotel | Aparthotel (ours) | Private holiday rental | |
|---|---|---|---|
| Kitchen | usually none | private, fully equipped | usually available, equipment varies |
| Space | room, often under 25 m² | 25 to 50 m² | varies widely |
| Check-in | reception | 24 h safe check-in | key handover by arrangement |
| Breakfast, restaurant | often on site | not on site | no |
| Towels, bed linen | included | included | sometimes at extra cost |
| Contact person | reception | dedicated contact person | private landlord |
| Minimum stay | from one night | from one night | often several nights |
In short: if you need breakfast and someone at the front desk, choose a hotel. If you want to cook, have space and still book from just one night, an aparthotel is the better choice.

In the building
Sauna, laundry room and lockers
In the courtyard there is a sauna cabin for up to six people. After a long day in the city or at the trade fair, that is reason enough for many guests not to head out again in the evening.
Washing machines and dryers are available to all guests in the building. For a stay of two and a half days you rarely need them; for a week with children, all the more.

Sleeping
Apartment facilities at the apartment hotel
Every apartment is fully furnished: a bed with fresh linen, a wardrobe, a dining table and a kitchen with crockery. All you need to bring is your clothes.
A furnished aparthotel in Munich has one advantage over a hotel room that you only notice on the second day: you can unpack. Shirts hang in the wardrobe rather than in the suitcase, and the fridge is big enough for more than two bottles of water.
Booking
Book direct or through a platform?
You can book our apartments directly with us or through platforms such as Airbnb and Booking.com. Booking direct works by phone or email, and you deal from the start with the people who run the house.
If you want to stay in Munich for more than a few days, for example for a project or a move, many people search for a “long-stay hotel in Munich”. That is often more expensive than necessary. For these cases it is worth looking at our boarding house in Munich in the same building.
Lettings start in autumn 2027. We are already taking enquiries for your dates.
Getting around the city
From the aparthotel to the old town, the station and the trade fair
On a short city break, every minute counts. From Ländstraße 6, most destinations can be reached on foot or with a single line. If you are looking for accommodation in Munich for the first time, the table will help you judge the distances.
| Destination | Connection | Time (approx.) |
|---|---|---|
| Viktualienmarkt | on foot | 10 min |
| Marienplatz | on foot through the Isartor | 15 min |
| Hauptbahnhof (central station) | S-Bahn from Isartor | 15 min |
| LMU main building | U4/U5 to Odeonsplatz, then U3/U6 to Universität | 15 min |
| TU München main campus | U4/U5 to Hauptbahnhof, then U2 to Königsplatz | 25 min |
| Messe München trade fair (Riem) | S-Bahn and U-Bahn | 35 min |
| Munich Airport | S8 direct to Isartor | 50 min |
Our tip: For two or three days, an MVV day ticket or multi-day ticket is usually all you need.
From our experience
Tips from our experience as hosts
With short stays we see the same little stumbling blocks again and again. Most of them can be avoided with two minutes of planning:
- Save your check-in details in advance: Store the access details for the safe check-in offline on your phone. On the train or at the airport you will not always have signal.
- Plan ahead for Sundays: Supermarkets in Munich are closed on Sundays. If you arrive on a Sunday, your best bet is to shop at the Hauptbahnhof (central station).
- Don’t lug your bags around: If you arrive in the morning, put your suitcase in a locker and head straight out.
- Come without a car: Parking in Lehel is scarce. The S8 from the airport takes you straight to Isartor.
- Enquire early during trade fairs: During major trade fairs and the Wiesn, apartment hotels in Munich book up fast.
